Who is the developer?
Leisure Event Sdn Bhd. The project carries the Avaland brand; Avaland is an Ayala Land company listed on Bursa Malaysia since 6 April 2015. The architect is WDA Architects and the landscape is by Lineworks & Space Studio.
Is it freehold or leasehold?
Leasehold. The developer has not published the lease term, so ask for it in writing before you book a unit.
When will it be completed?
Completion is expected in 2030.
How many units are there?
231 serviced apartments in one tower of 38 storeys, eight to a floor. There are also 14 shops on levels 1 and 2 facing Jalan Kemajuan.
How big is the site?
2.172 acres, with a plot ratio of 4. The whole site holds one tower of 231 homes, not several blocks.
What sizes and layouts are there?
14 floor plans from 1,165 to 2,811 sq ft in five series: Type A with 4 bedrooms, Types B1 and B2 with 3 bedrooms, and Types C1 and C2 with 3 bedrooms. Garden versions add a private garden.
What is the difference between B1 and B2?
Both are 1,574 sq ft with 3 bedrooms. B1 has 4 bathrooms, including a maid's bathroom; B2 has 3 and no maid's bathroom.
How many car parks does each unit get?
At least 2 individual bays; a limited number of units get 2 + 1 or 3. Extra bays cannot be bought, so a family with three cars should ask for a unit with 3 bays.
Is there EV charging?
Yes. An EV charging hub with 11 bays is on the L1 car park floor.
Does every unit have a private lift?
Yes. Each of the 231 serviced apartments is entered through its own private lift lobby. Lift lobbies A and B each have 4 lifts, and these lifts also reach the car park.
What is a hackable wall?
On selected units on the top five floors, the wall between two private lift lobbies can be opened so close family can live side by side.
Is the unit furnished?
No. Air-conditioners are provided: 5 in Type A, 4 in Types B and C. Type A and B master bathrooms have a storage water heater.
What is the maintenance fee?
It has not been announced yet. When it is, multiply the rate per sq ft by your unit size; for example, by 1,165 for a Type C or 1,880 for a Type A.
What facilities are there?
The full list has not been released. The facilities floor covers about 4,600 m². There is no sauna.
How far is the nearest train station?
Asia Jaya LRT station is about 1.0 km on foot, around 14 minutes. Phileo Damansara MRT is better reached by car; on foot it takes about 46 minutes.
How long is the defects liability period?
2 years from handover. For example, a leaking pipe found 18 months after you get the keys is still the developer's to fix.
